What is Avlira?

Avlira is back-office software for real estate brokerages. It handles commissions, agent dues, CDAs, 1099 records and new-agent onboarding in one place, and gives each agent an app plus a read-only AI connection so they can answer their own questions. It was built inside a working brokerage in Tampa, Florida.

Who is Avlira for?

It is for brokerage owners and office managers who run flat-fee or split-with-cap plans and still chase dues and paperwork by hand. It suits small and mid-size firms best, especially independent brokerages that want their own branded instance instead of a login on a shared portal.

Does Avlira handle commission splits with a cap?

Yes. Avlira calculates flat-fee plans and split-with-cap plans, and it pro-rates the deal where an agent crosses their cap partway through a transaction. Referral fees and team-lead splits are part of the same calculation. Every figure is computed to the cent and stored against the transaction it came from.

Can I keep my current commission plans?

Yes, if those plans are flat fee, split with a cap, or a mix of the two, with referral deductions and team-lead splits on top. Your plans are rebuilt in Avlira during setup and checked against recent closings before anything goes live. Unusual rules are worth raising in the demo.

How does Avlira collect agent dues?

On pay day the Today screen lists the agents who have not paid. One click opens a pre-written text or email carrying that agent's pay link, so nobody drafts the same message eleven times. Avlira tracks who paid and who is outstanding; it does not move money between bank accounts on its own.

Does Avlira store Social Security numbers?

No. Avlira never asks for or stores a typed SSN or TIN. Onboarding collects the payee's legal name, business name and entity type, and the agent uploads their signed W-9 as a file. That file is stored privately and only an administrator can open it.

Can my agents use their own ChatGPT or Claude?

Yes. Each agent connects their own ChatGPT or Claude account to Avlira through MCP with an OAuth sign-in. Their assistant can then read that agent's statements, cap progress, dues and 1099 status. The brokerage does not buy AI seats, and agents keep the assistant they already pay for.

What can an agent's AI see?

Only that agent's own records: statements, commission lines, cap progress, dues balance, 1099 status and their onboarding checklist. It cannot see other agents, office totals, brokerage financials or any other brokerage on the platform. Access is read-only and can be revoked by the agent at any time.

Can the AI change anything in Avlira?

No. The AI connection is read-only by design, so no write tool is exposed at all. It can read and explain, but it cannot post a commission, void an invoice, change a plan, mark dues paid or edit a W-9. Anything that moves money stays inside the app behind a signed-in human.

How do agents sign in?

With a one-time code texted to their mobile number. There is no password to remember, reuse or reset, and no credential list sitting anywhere. Sessions expire, sign-ins are recorded, and a lost phone is an access problem you can end in a minute.

Do agents need to install an app?

No. Avlira runs in the phone browser and can be added to the home screen, so it opens with its own icon and no store download. iPhone users tap Share and then Add to Home Screen; Android users accept the browser's install prompt. There is no app-store review standing between you and a fix.

What does onboarding a new agent look like?

You send one invite link. The agent confirms their details, enters their Florida license number and expiration, reviews the plan you chose in plain words, acknowledges the independent contractor agreement, and uploads a signed W-9. Every step is timestamped, and the agent stays inactive until you press Activate.

Does it connect to my recruiting CRM?

Yes, for the CRM the brokerage already runs for recruiting. A recruit can start onboarding in Avlira from their CRM card, and the agent record links back so the two systems agree about who is on the team. Recruiting itself stays in the CRM; Avlira owns everything from "they said yes" to active agent.

Which integrations exist today?

Three. dotloop, to import closed loops as draft transactions; QuickBooks, for exporting accounting entries; and a CSV import for bringing history across from BrokerSumo. We list what we can demonstrate rather than what is planned. If your stack needs something else, ask in the demo and you will get a straight answer.

Can I import my history from BrokerSumo?

Yes, through a CSV import. You export from BrokerSumo and import agents, plans, past transactions and commission lines into Avlira. We run that first import with you and reconcile the totals against BrokerSumo before anyone relies on a statement from either system.

Can I run Avlira next to BrokerSumo first?

Yes, and we recommend it. Run both for one or two closings cycles, pay commissions from Avlira only once the two systems agree on a deal, and keep BrokerSumo as the reference until you are satisfied. Nothing about the switch requires cancelling first.

Is Avlira only for Florida brokerages?

No, but one feature is Florida-specific. The weekly license monitor checks Florida DBPR records and flags a license that is expiring, inactive or unmatched. Commissions, dues, CDAs, 1099 records, onboarding and agent AI work for brokerages anywhere. License monitors for other states do not exist yet.

Does Avlira do trust or escrow accounting?

No. Avlira is not a trust accounting system and does not hold or move escrow money. It records the deal, the commission and the payout, and exports to your accounting system. Brokerages that need ledger-level trust accounting keep that function in their accounting software and use Avlira for the commission side.

What happens when an agent leaves?

De-boarding runs the onboarding checklist in reverse. Open commissions are settled, the dues balance is closed, the agent's sign-in and AI connections are revoked, and their records stay on file for your 1099 and audit history. Their access ends the day you deactivate them; your record of their work does not.

What does Avlira cost?

Avlira is free for brokerages and teams with up to 10 agents, with no card and no time limit. Pro costs $99 a month including 20 agents, then $4 a month per agent and $3 per agent above 100, and adds text-message sign-in, card autopay, the built-in assistant, your own domain, the brand asset kit, the Florida license monitor and setup automations. Agents never pay.
